The truth is, it varies hugely on the type of extension you are looking for. Like most building jobs, the cost of an extension will vary based on the size and complexity of the job. There are extension calculators online that you can use which will give you a very rough idea but we would always suggest to have a chat with a knowledgeable builder local to you who will be able to give you more of an idea.

Single Storey House Extension

In London and the surrounding areas such as Hastings, a single storey extension could be anywhere between £1,800 and £2,300+ per m2. The prices are considered good quality, as with most services there will be cheaper quality services and more premium quality extensions. It’s up to you to decide what matters most.

It is also worth considering there will be additional fees for professionals such as the architect, planning application, building regulations, structural engineer and so on, we recommend adding 10-15% to the extension cost.

Two Storey House Extension

So you’re considering a two storey house extension? There is a typical rule of thumb that, if both storeys are the same size you should add 50% onto the build price (again this is just a rough estimate).
